CAPITOL COMPLEX CONSTRUCTION & MAINTENANCE PROJECT MANAGER (0917)
Grade 12
Scope of Work:
Work involves managing all phases of construction and/or maintenance projects from plan origination to closure.
Duties Performed:
- Develop short and long-range plans for maintenance, repair, and/or replacement of existing buildings, building systems and equipment, roads, and/or parking lots on the Capitol Grounds; participate in prioritizing projects.
- Develop project requirements and cost projections; prepare recommendations for the biennial budget.
- Solicit and review bids for projects; participate on contractor selection committees; monitor and manage project costs to ensure project is completed within budget.
- Manage and oversee construction, repair, and/or maintenance projects; monitor and inspect work performed by engineers, contractors, staff, etc.; respond to issues; ensure work is performed in compliance with contracts, building and safety codes, and other requirements.
- Review and analyze change orders and make recommendations to the Director.
- Manage schedules to ensure timely completion of projects.
- Communicate and coordinate with engineers, architects, contractors, tenants, etc. regarding needs and resolution of issues.
- Assist in troubleshooting mechanical problems.
- May plan, assign, and evaluate work of staff and participate in recruitment and selection activities.

Minimum Qualifications:
Requires a bachelor’s degree in construction management, architecture, or engineering, and three years of work experience in construction project or facility management that included functioning as a supervisor or foreman. The experience must also have included responsibility for preventive maintenance and repair of facilities, equipment and/or grounds; on-site review and coordination of contractor projects; interpretation of building code, blueprints, and building plans; and preparing cost estimates. Additional work experience as described may substitute for the education requirement on a year-for-year basis.
